Calculators
Free calculators for borrowing in the UAE. Each one shows its formula and the Central Bank limits it applies, with the official source, so you can check a lender's figures yourself.
-
Loan payment calculator
Monthly instalment and total cost of a loan, at a flat or a reducing rate.
Flags terms over the 48-month personal loan and 60-month car loan limits, and loans over 20 times salary.
-
Flat to reducing rate converter
Turns a flat rate quote into the equivalent reducing rate, and back.
Exact conversion in both directions, with the common rule of thumb shown for comparison.
-
Debt burden ratio calculator
How much of your monthly income already goes to debt repayments.
Tests your repayments against the 50% cap, or 30% past retirement and 60% for housing-programme loans with a guarantee.
-
Mortgage affordability calculator
A rough guide to the home price and loan your income could support.
Applies the loan-to-value caps for your buyer type, the 50% cap tested 2 to 4 points above your rate, and 7 or 8 times annual income.
-
Home purchase cost calculator
The cash you need to buy a home in Dubai with a mortgage: the down payment, DLD fees and your other costs.
Adds the buyer's 2% transfer fee, 0.25% of the loan for mortgage registration, the trustee centre fees with 5% VAT, and checks the down payment against the loan-to-value cap.
-
Credit card payoff calculator
How long a card balance takes to clear and the interest it costs, paying the minimum or a fixed amount.
Uses the rate and minimum payment rule from your own statement, and says so when a payment would never clear the balance.
-
Early settlement calculator
The capped fee for paying off a personal, car or home loan early, in full or in part, and the interest you save.
Applies the 1% fee caps, at most AED 10,000 for personal and home loans, adds VAT and works out the interest saved.
-
Car loan calculator
Monthly instalment and total cost of a car loan, checked against the Central Bank's maximum loan and term.
Checks the loan against the 80% loan-to-value cap, the 60-month maximum term and, with your income, the 50% debt burden ratio cap.
-
Crypto to AED debt calculator
Indicative AED proceeds from selling crypto, and the share of a debt they could cover.
Uses a rate and spread you enter — indicative only, never a live crypto price.
How our calculators work
- The working is on the page. Every calculator explains its formula and works through an example in AED, so you can follow each step.
- Limits come from official sources. Caps such as the debt burden ratio, loan terms and loan-to-value limits are taken from the Central Bank of the UAE Rulebook, and Dubai property fees from the Dubai Land Department. Each page lists its sources with the date we checked them.
- Your figures stay with you. The calculators run in your browser. Nothing you type is sent to us or anyone else.
- Results are estimates. They use equal months and include only the fees each page lists. A lender's own assessment and its Key Facts Statement decide the real figures.
